Deciding to sell your home is an emotional decision that is often difficult to make. Being prepared will help the process be rewarding and profitable.
Decide to Sell
Consider all of the factors involving in making the decision to sell your home. Are you wanting to downsize? Do you wish to change communities or life style? Do you need to move because of certain circumstances in your life?

Select Agent
Interview agents to find a person you like, who is professional, honest, and who you believe will act in your best interest to get you the highest price possible with a smooth transaction.
Things to ask a prospective agent:
- What are your marketing and advertising tactics?
- What will you do so I can get the best price for my home?
- What do you charge for a commission?
- What are the terms of the listing?
Prepare to Sell
First impressions are always very important and will having a lasting effect.
Things to consider:
- Curb appeal--Do shrubs need trimming or the lawn mowed? Remove any clutter including tools and toys.
- Exterior--Do you need to repaint siding or trim? Are there any repairs to be made? Do gutters need to be cleaned or replaced? Wash windows for a clean, fresh look. Freshen up the front door and entrance, cleaning, painting, and repairing as needed.
- Interior--Remove extra furniture or large items to give your home a more open feeling. Repaint, repair, and clean all areas.
- Appliances, Light fixtures, Mechanical items--Check for working order. Repair or replace if needed.
- Odors--Check for any odors, especially if you have pets.
Accept Offer
Read the contract carefully and check for requests from the potential buyer for any extra costs to you, whether it is for repairs or closing costs.
Escrow, Appraisals, Inspections
- Earnest money will be collected from the buyer and placed in escrow.
- The potential buyer’s finance company will require an appraisal to find the value of your home.
- Once a buyer has made an offer on your home, it will usually be contingent upon an inspection of the entire property. The inspector will check the home’s general systems to insure they are working properly and report any items that need to be repaired.
Close
To close, you will need:
- The name of your existing lien holder(s) along with their address, phone number, and the loan number
- Social security numbers of all owners of the property
- Wiring of funds information
- Any bills for inspections, repairs or other items to be paid at closing
